Gateway@Smithfield
Prime Constructions delivered Gateway@Smithfield, a premium multi-unit industrial estate and logistics hub in Smithfield, western Sydney. The 7.9-hectare brownfield redevelopment transformed an older distribution centre into a modern, flexible industrial powerhouse, featuring two large warehouses housing eight tenancies across a total of 46,344 sqm. Units range from 4,000–7,000 sqm, each with 13.7 metre warehouse ridge heights, 15-metre deep awnings, recessed and on-grade docks, separate car and truck access and estate parking for 253 vehicles.
Strategically located just 150 metres from the Cumberland Highway and with direct access to the M4 and M5 motorways, the estate enables fast, efficient last-mile delivery. Shared fire services infrastructure includes ESFR sprinkler systems, with complex fire engineering solutions addressing extended travel distances, emergency vehicle access and rationalised smoke exhaust system.
Sustainability was central to the design, with a 1.14 MW solar array reducing grid reliance by up to 40%, EV charging stations for 10% of car spaces, and LED lighting throughout. Constructed during the COVID-19 pandemic, the project navigated logistical and on-site challenges to deliver a flexible, high-specification industrial facility. Gateway@Smithfield sets a benchmark for sustainable, high-performance, multi-tenancy industrial developments in Western Sydney.
